Ground Floor Accommodation:

Open-plan sitting/dining/kitchen and shower room with WC. Oil central heating throughout the cottage

Sitting Room Area:

With a wood burning stove, television, DVD player and piano.

Dining Area:

With dining table and chairs. Stairs leading to first floor.

Kitchen Area:

With a gas cooker, microwave, mini dishwasher, fridge and washing machine.

Shower Room:

With wash basin, WC and power shower.

First Floor Accommodation:

Main Bedroom:

With King size bed, TV and cot.

Second bedroom:

Twin/Double Bed. (Advise below in form with your requirements)

Bathroom:

With small Victorian bath, wash basin and WC.

Outside:

Large garden with outside patio area with picnic table, seating and barbecue, private hot tub, on-site parking. Cabin with extra bed, seating and toys situated in garden.

About

The College Barn is a unique recently refurbished 2 story timber frame thatched cottage in the heart of Mid Wales. Perfect if you need accommodation for hot tub breaks in Wales.

It is situated amidst rolling hills with a few sheep and cows as neighbours. The cottage boasts a large secluded garden with a pretty patio. It has tables and chairs and a hot tub, perfect for family hot tub breaks and your next adventure weekends in Wales. The log cabin houses more seating and plenty of outdoor toys/games for the children.

There is ample private gated parking.

At the College Barn, you will be greeted with character inside and out, with original oak beams and wooden floors throughout. The main entrance (from the car park) leads straight into the kitchen area which is fully equipped with all the necessary utensils and pots and pans. Off the kitchen is a large shower room with sink & WC. (The cottage is heated with oil). From the kitchen there is an open plan dining room with stairs to the first floor. This flows into the living room which has a fully functional log burner (enough logs for the week will be provided), TV, DVD and piano. WiFi throughout the cottage. There is access to the patio and hot tub from the sitting area.

Up stairs you will find the two bedrooms. At the top of the stairs is the twin/double bed with french doors opening to the juliet balcony which is overlooking the fields . This bedroom can be made up however you want it, just let us know prior to arrival. Off the large landing is the bathroom with WC, sink and a small Victorian bath. The master bedroom has a king size bed. There is a small TV in this room.

College Barn is situated just a little walk from the farm with plenty of peace of quiet to order. This is the ideal spot to relax and unwind with no close neighbours. There is wildlife in abundance whether it be the owners Highland cattle and Welsh mountain sheep or the stunning Red Kites and buzzards circling above. There is a private road/track from the College Barn that leads directly to the family farm. Here you can enjoy Organic meat & produce from the owners award winning butchery and experience the many different animals that can be found in paddocks and around the farm. Donkeys, horses, emu, alpacas and many more animals reside at the farm.

In the summer months you may catch Jonathan harvesting on his trusty Massey 35. There are plenty of fields and wooden areas to explore at your leisure. There is a magnificent lake with picnic benches where you can enjoy hours of nature watching or eating.

And as if this wasn’t already a great option for those looking for unique presents for him, there’s a local pub under 2 miles away! It’s full of character and loaded with atmosphere. Meals are on offer but it is advisable to ring first to check availability. With plenty to do in the area we are confident you won’t be disappointed. If you don’t want to leave the cottage you can always enjoy the sun in the large garden and relax in the hot tub marvelling at the beauty around you.

There is plenty of secure outside areas for bikes should you bring them.
